Super/Superintendent Job
Primarily responsible for the maintenance and repairs, acting as the primary caretaker by handling minor repairs, responding to resident maintenance requests, conducting regular building inspections, and overseeing larger repair projects when needed; essentially acting as the first point of contact for any building issues residents may face, often receiving discounted or free rent in exchange for their services.
Key responsibilities expected:
⦁ Maintenance and repairs:
⦁ Fixing minor issues like leaky faucets, clogged drains, broken light fixtures, and faulty appliances.
⦁ Performing basic repairs to drywall, paint, flooring, doors, and windows.
⦁ Addressing simple electrical, plumbing, and HVAC problems
⦁ Coordinating with contractors for larger repairs like plumbing leaks or electrical rewiring
⦁ Building inspections:
⦁ Regularly checking common areas like hallways, stairwells, and laundry rooms for cleanliness and potential issues
⦁ Inspecting exterior grounds and building facade for damage or maintenance needs
⦁ Resident communication:
⦁ Responding promptly to resident maintenance requests and work orders
⦁ Communicating with residents about building updates, maintenance schedules, and emergency procedures
⦁ Janitorial tasks:
⦁ Maintaining cleanliness of common areas by sweeping, mopping, buffing, and trash removal
⦁ Snow removal in winter months
⦁ Emergency response:
⦁ Addressing immediate issues like water leaks, power outages, or security concerns
Important Skills Required:
⦁ Technical skills: Basic knowledge of plumbing, electrical, carpentry, and HVAC systems
⦁ Handyman abilities: Capability to perform minor repairs independently
⦁ Customer service skills: Excellent communication and interpersonal skills to interact with residents
⦁ Problem-solving skills: Ability to diagnose issues and find efficient solutions
⦁ Physical ability: Ability to lift heavy objects up to 75lbs, climb ladders, and work in various weather conditions

Responsible for maintaining the cleanliness, appearance, and safety of a building's common areas by performing routine cleaning tasks, minor repairs, and ensuring proper functionality of facilities, including trash removal, floor care, restroom upkeep, and basic maintenance, while adhering to established safety protocols and reporting any issues to the building management team.
Key Responsibilities:
⦁ Cleaning and Maintenance:
⦁ Sweep, mop, and vacuum floors in common areas, including lobbies, hallways, and stairwells.
⦁ Empty trash cans and replace liners throughout the building.
⦁ Clean and sanitize restrooms, including toilets, sinks, and mirrors.
⦁ Dust furniture, fixtures, and surfaces.
⦁ Wipe down windows and glass doors
⦁ Spot clean carpets and upholstery as needed
⦁ Remove snow and ice from walkways and entrances during winter months.
⦁ Minor Repairs and Maintenance:
⦁ Replace light bulbs and batteries in common areas
⦁ Perform minor plumbing repairs like unclogging toilets
⦁ Fix leaky faucets and minor electrical issues
⦁ Report any major maintenance concerns to the building manager immediately
⦁ Security and Safety:
⦁ Monitor building access points and report suspicious activity
⦁ Ensure fire safety equipment is accessible and in working order
⦁ Check for potential hazards like spills, loose floorboards, and damaged fixtures
⦁ Maintain cleanliness and orderliness of emergency exits
⦁ Customer Service:
⦁ Greet tenants and visitors in a professional manner

Required Skills and Qualifications:
